Concord Zoning Board Approves Two Nonconforming-Lot Addition Permits in One Night
CARLISLE — March 26, 2026 — Concord Zoning Board of Appeals unanimously approved special permits for residential additions on two nonconforming lots at its March 26 meeting. The board cleared an 1,089.6-square-foot addition to a 1,309-square-foot home at 62 Crest Street, brought by Derek Coulter of Coulter Contracting LLC for owners Corey and Dana Donovan, after architect Stephen Cosentini explained the project would demolish a non-code-compliant prior addition, add bathrooms to the bedroom floor, and reclad the building to remove asbestos siding — with only 435 square feet above the bylaw's 50 percent gross floor area threshold. The board also approved an 832-square-foot addition to a 1,388.95-square-foot home at 36 Pond Street, presented by Nancy Dickinson of Dickinson Architects on behalf of Nikki and Richard Amodio; that project, reaching roughly 60 percent above existing floor area, also extends an existing wall already encroaching into the side yard setback — both actions covered under a single special permit. A third hearing, for a gas station renovation at 166 Commonwealth Avenue in the floodplain conservation district, was continued without discussion to April 16, 2026, at the applicant's request.
